The milestones you'll hit — turning one-off deals into a pipeline that keeps your crews working.

Who this path is for

Built for builders who wear every hat and cannot afford to chase deals that were never going to pencil.

Spec & infill builders
You build a handful of homes or small projects a year and live or die by finding the right lots at the right basis.
Builders becoming developers
You know construction cold but want to control the deal from acquisition, not just swing the hammer for someone else.
Lean teams
No analyst, no acquisitions department — just you and a crew. You need to screen deals fast and only dig deep on the keepers.
The curriculum

A repeatable system for finding and closing deals

Six modules that turn deal-hunting from a gut-feel scramble into a fast, repeatable pipeline.

01
Define your buy box
Get specific about the deals you can actually execute: product type, lot size, neighborhoods, budget, and margin. A tight buy box is what makes fast screening possible.
Product fit Geography Margin targets Deal size
02
Find sites that fit
Build a repeatable sourcing routine across listings, off-market leads, and zoning-driven searches. Learn to recognize the lots others overlook.
Sourcing channels Zoning-led search Off-market Building a list
03
Screen in minutes, not weeks
Run a rapid pass on each candidate: zoning, buildable area, rough cost, and a back-of-envelope margin. Kill the losers fast and protect your time.
The 10-minute screen Buildable area Cost benchmarks Go / no-go
04
Underwrite the keepers
For deals that survive screening, build a real model: hard and soft costs, financing, sale or rent value, and the margin that tells you whether to make an offer.
Cost detail Soft costs Financing Margin & risk
05
Lock the deal and the financing
Move from "this pencils" to a credible offer and a financing conversation. Learn what lenders and partners need to say yes quickly.
Making the offer Lender package Partners Closing
06
Build a pipeline, not one-off deals
Stack deals so one project finishes as the next begins. Keep crews busy, capital working, and your business compounding instead of stalling between jobs.

Common questions

How is this different from the New Developer path?
This path assumes you already know construction and focuses on sourcing, fast screening, and pipeline. The New Developer path starts further back, with zoning and feasibility fundamentals.
Can UnlockLand really screen a site in minutes?
Yes. Snap turns an address into zoning, buildable area, and a feasibility read fast enough to triage a long list of candidates in a single sitting.
I only do a few deals a year. Is this worth it?
Especially then. When you do few deals, each bad one hurts more — and the time saved killing losers early is time back on the jobs that matter.
Is it free to start?
Yes. The path and address screening are free with a UnlockLand account. Paid plans add deeper underwriting and reports when you need them.
